Habitat for Humanity North Central Massachusetts (Habitat NCM) is accepting applications from families interested in purchasing one of three affordable homes currently under construction at 416 Great Road in Acton. The homes are expected to be completed and ready for occupancy in 2027. Applications must be completed by August 4, 2026.
Habitat for Humanity believes everyone deserves a safe, decent, and affordable place to call home. Unlike traditional housing assistance programs, Habitat homes are sold at cost through affordable no- or low-interest mortgages. Future homeowners also partner with Habitat by contributing “sweat equity,” working alongside volunteers and staff to help build their own homes and the homes of others.
The Acton development will include three energy-efficient condominium units designed to complement the character of the neighborhood. Two of the homes will be approximately 700 square feet and feature one bedroom and one bathroom on the first floor. The third home will offer approximately 1,100 square feet with two bedrooms and one bathroom on the second floor. Each home will be built to meet the Massachusetts Stretch Energy Code and will include enhanced insulation, Energy Star® appliances and windows, and advanced air sealing to improve energy efficiency and reduce utility costs.
The anticipated purchase price is approximately $207,000 for each one-bedroom home and $247,000 for the two-bedroom home. Financing will be provided directly through Habitat for Humanity North Central Massachusetts with affordable 20- to 30-year no- or low-interest mortgages.
To qualify, applicants must:
- Currently live in substandard or inadequate housing.
- Have a steady source of income.
- Earn between 30% and 60% of the Area Median Income. For example, a family of four could earn approximately $49,620 to $99,240 annually.
- Be willing to partner with Habitat by helping build their home and supporting other Habitat projects.
Habitat encourages anyone who meets the qualifications to apply. Less-than-perfect credit or limited savings may not prevent applicants from qualifying for a Habitat mortgage.
